I will give you my professional advice in what needs to be done in preparing your home for sale. From painters to plumbers I can also refer you to professionals that you may need when we begin getting your home “market ready.” In the meantime, here are some basic things to help get you started for what you should expect to do.

Staging your home

It is important to physically position your home in its best light. We all tend to have our homes setup for our own personal use, but rearranging your furniture and decor so that it shows off your home’s true potential is always best for potential buyers. Keeping your house clean, decluttering and taking care of any tired or worn areas will all help create more of a wow factor for each prospective buyer.

Don’t forget the outdoors

It is the first thing and the last thing every prospective buyer will see. For homes with yards it is a good idea to make sure the landscaping is well kept, walkways are clear of any debris and that the paint is in good shape. For condos, clean common areas and freshening up entryways with some potted plants or flowers can add warmth and be inviting.

Cleanliness

After your home is staged and photographed it is important to maintain that state throughout the whole time it is on the market. Aside from scheduled broker and public open houses, private showings can often be requested with far less notice. In the interest of making sure all view your home in immaculate condition, keeping it clean will ensure it will always look its best.

Home Inspection

One way to plan best for preparing your home for sale is to hire a professional inspector. Nearly all buyers will be hiring theirs when they plan on buying your home so it is a good idea to find out how your home fairs in one of these reports. Determining which repairs your home needs can be very helpful where you can decide which make sense to do before putting it on the market and which you want to have your list price reflect.
